The financier bought a smaller island - the Little St James - back in 1998, but acquired the larger adjacent island in the year 2016 for approximately $22.5 million.
These photos indicate he had created plans to develop the substantial island by erecting living quarters, an amphitheatre, an submerged workspace and a swimming pool.
You can see the plan is a local waterway, a marine passage in the US Virgin Islands, noted on the lower right-hand corner.
This development map is annotated in handwritten red notes and contains a legend labelling various areas of the land.
Accompanying this are what seem to be an additional nine site drawings and architectural plans, including plans for dock shelters.
